Occupancy Agreement

1. OCCUPANCY PERIOD will be indicated on your receipt. If you arrive early the day of your occupancy period you may drop off your luggage or move in provided we are finished cleaning from previous guests. Check out time is 10 A.M. the last day written on your receipt.

2. TERMS: 2. TERMS: UNDER 30 DAY Advance Reservations: Send 2 checks. One for the Full fee, which must be a cashiers check or money order and the other for the $200.00 Deposit, which can be a personal check. Both checks must reach us within 5 days of your reservation request. OVER 30 DAY Advance Reservations: Send 2 Checks, 1st check 1/2 of the fee by cashiers check or money order, 2nd check is the $200 deposit. 30 days before first day of occupancy the 50% balance is due at our address. The 1st 2 checks must reach us within 5 days of your reservation.

3. ITEMS TO BRING: Fishing poles and tackle, charcoal and starter. (All linens, towels pots, pans and silverware are furnished.)

4. OCCUPANCY: of cottage is limited to 6 people provided the 2 person additional charge is paid. This includes Adults, Children, and Guests.

5. Occupants shall release owner, or agents of owner from any injury to occupants or guests of occupants resulting from any cause whatsoever, except injury or damage resulting from the willful, intentional and malicious acts of owner and agents.

6. Occupants acknowledges by payment of fee that any litigation over occupancy disputes, or other, shall be settled in Sedona, Arizona pursuant to Arizona law and limited to actual out-of-pocket monetary loss.

7. Owner reserves the right to pay all bills. If you are asked to pay a bill do not pay it.

8. NO PETS allowed and NO SMOKING INSIDE THE COTTAGE.

9. NO WARRANTIES WRITTEN OR IMPLIED ARE MADE.

10. I have read the above occupancy agreement and promise to comply with it.

11. CANCELLATION: 100% refund of funds paid with 60 notice from the 1st day of you stay. The damage deposit is 100% refundable if you comply with the Occupancy agreement and leave the cottage, and contents undamaged. If damage exceeds the deposit amount you will be responsible and billed for the balance. Expect 1-3 weeks from your departure for the return of your deposit.
